He listed the home for $399,900, and accepted a cash offer of $408,000 within 2 days. We ultimately received 5 great offers in those 2 days from agents in our MLS.

Under our All Inclusive Listing Plan (6% commission), it would have cost Larry:

3% to Listing agent and 3% to Buyer’s agent = $408,000 X 6% = $24,480

 Net to seller = $383,520

Using our Flat Rate Plan, Larry paid:

$495 to be listed in our MLS
$95 for Professional Photography and Video Tour
$95 for use of MLS Digital Lockbox
.0035% of purchase price for helping prepare disclosures, accepting and negotiating offers, and closing documents. Seller side total = $2113

Larry then chose to offer the buyer’s agent 2.5% for bringing an offer (all entirely negotiable)
Buyer side commission 408,000 X 2.5% = $10,200

Total to sell with The Address Realty = $12,313

Net to seller = $395,687
