Here’s another chart we follow that adds to our post from yesterday. Interesting to note that sale price is still 93% of list typically, and that Days on Market is still climbing. Active Median Price seems not to have noticed that Sold Median Price has been in decline.
This is for the entire Shasta MLS, which is a pretty large swath of geography and neighborhoods. And again keeping in mind that we have been seeing low sales numbers that make these trend lines less meaningful, and forecasting difficult. Your mileage may vary!
