B is for Bad for the Bottom, bad for all. Vote NO on Measure B

Ask the real agricultural landowners what they think about locking away their private property rights until 2036. Ask the county planners what unintended consequences will result from a vote to approve Measure B: “(Russ) Mull calls the measure ironic for a different reason. It preserves the status quo, he said, and most land in Churn Creek Bottom isn’t actual farmland. ‘Probably the future of Churn Creek Bottom under this measure is houses,’ he said. ‘The entire Churn Creek Bottom will be houses.’” Educate yourself. I have no land in the Churn Creek Bottom. It’s not in my best business interests to take any position at all, since I risk alienating potential clients who may disagree. But I truly believe that this will be a bad law if passed. Bad for the Bottom, bad for all of us. All the land use and development in the county deserves individual consideration of merit. Measure B takes a huge swath of property, and individual property rights, and ties it up for too long. It’s just bad law. Join me, and the Shasta Association of Realtors.

Locally, new built homes look better all the time

Shifting market conditions are starting to make new homes much more attractive to home buyers than in recent years. Historic low inventory combined with upward price pressure on existing inventory means that it’s time to take a second look at new construction. At Silver Gate for instance, 3 really nice new 3/2 homes are less than $190,000 in Anderson. According to the mortgage calculator at the link, an FHA loan with 3.5% down and at 4% interest rate yields a $879 per month principal and interest payment. Of course, you may not get that rate or loan, but it can be seen as a ballpark figure. And as such, it would seem you could buy NEW for just about what you might pay in rent.

LOS ANGELES (April 16) – California home sales declined in March from February’s pace, while the median home price snapped a 16-month annual price decline and posted its first year-over-year gain.

While home sales were down statewide, the housing market continued to perform at a solid pace by historical standards. In fact, sales jumped significantly in most regions of the state, with many areas experiencing double-digit gains,” said C.A.R. President LeFrancis Arnold. “Tight inventory and robust home sales, particularly in the San Francisco Bay Area, fueled the substantial increase in the March median home price.‘”

Here locally, it certainly feels like prices are up, as demand has spiked. Still, Local housing prices are not necessarily subject to the traditional free market laws of supply and demand. With so much of our available inventory under direct control of the government and big banks, prices are set elsewhere.

Local home sales up again in March.

We have more buyers than homes to sell. That’s evident in the inventory trend shown here, and we definitely feel it. Sales are up again this month. Not by a lot. Still, it’s a small trend. Our experience is that sales would be higher yet, but there’s just not much to sell lately. Here’s the chart:

We use sales from the region that impacts our local home sales most, from Shingletown to Whiskeytown, and from Lakehead to Lake California. So you may see other figures elsewhere. This data is what we personally use, as most relevant to our Redding focus.
Redding area home sales trendInventory is becoming the key issue. If the laws of supply and demand are still in effect, prices should follow. We’ll see about that.

A Tiny House documentary

Here’s a trailer for a documentary I hope to see in full. It seems the Tiny House movement is gaining momentum.

“”TINY” is a short documentary film by Merete Mueller and Christopher Smith, about one man’s attempt to build a Tiny House in the mountains of Colorado.”

I always like to read S&Ps Case-Shiller report to see how housing is trending nationwide. They just released their latest report. Click on the image to link to the original. Although I like following housing trends, you have to take all the statistics with a large grain of salt. All real estate is local, and locally in the Redding housing market, the numbers are often too low to be statistically significant. Still, every month we get some breathless report about housing being up or down as though it were a stock market index. It’s just not. People need housing, and they often buy for emotional reasons not related to valuation. How can you predict individual emotions across regions?

Still, we like to peek.

There are no guarantees that the lender will accept an offer at list price, but if you are interested in such a home as this, it seems worth a try.
