Today we feature good news and bad news. The bad news is stocks are being hammered today.
So what’s the good news? Redding area real estate prices are a bargain. Rates are lower than they have been in years. And there exists a way for you to use a Self-Directed IRA to invest your retirement savings into a hard asset, real estate. We may not be at the market bottom, whatever that means, but foreclosure home prices are surely lower than replacement costs. Move your money out of the stockmarket casino, and into something that lasts.
Looking for a job in Redding? How about running your own business?
Homecraft Breads and Bakery is located in the round cedar building on Park Marina Drive. It’s a family operation that employs 4 people, part time. Open since 1980, this specialty bakery has an established list of customers including Grocery Stores, Co-Ops, coffee shops, bookstores and restaurants in the Bay Area, Tahoe, Southern Oregon and the Coast. Local deliveries are made to some stores in the Redding area and direct sales at farmers markets, but most uses UPS Logistics for delivery. The bakery uses six simple ingredients for most of its product, including grains and flour from local Moore’s Mill. They have become an established name in the 100% organic and whole wheat marketplace, and are growing in the expanding sprouted-grain, and gluten-free niche market.
Sale includes no real estate, but a straight lease, and sublease of the storefront/retail space, currently let to a sandwich shop. That lease is expiring, and will be left open, so there is an opportunity to expand the bakery into retail sales, coffee, or soup/sandwich in the space, further enhancing the opportunity for expansion. Current owner/manager is moving out of state. Training for new owners is available. At least one family member would like to stay on. Possible owner carry with very robust terms because of the family ownership split. Thorough financial records available with non-disclosure agreement. Our impression is that this is a smooth running business, with a great deal more growth potential than the current owners are willing to make happen. Run the retail/coffee sandwich shop? Create more recipes? Expand hours of operation? All of the above. Or, just run it like they have as a small family business that pays the bills. That may be as good for you as it has been for them. Is there any doubt that this local product will always be in demand? It cannot be economically produced offshore, so its a hedge on inflation, unemployment, and globalism. Its really a very exciting opportunity for somebody to live and work in lovely Northern California making something everyone wants.
