Check out this happy couple on the steps of their fantastic Tudor Style home in the hills overlooking west Redding.
It’s somewhat cliche, but very true. The best part of being a Realtor is the people you meet. Although this was one of the finest homes I’ve ever helped somebody buy, the best part *by far* was the opportunity to work on behalf of the couple you see sitting on the steps of their lovely home to be in Redding. Thanks so much for working with us! I think you are really going to love that home.

See the most expensive home to ever sell in California
“An estate has sold in the wealthy northern California community of Woodside for $117.5 million, making it one of the highest-priced residential sales ever in the U.S.”
Tip o’ the hat to fellow blogger Marc Beauchamp for alerting me to this recent home mega sale, as profiled in the LA Times. Scroll around the grounds below.

Just for fun, I totaled the sum of all 493 homes currently for sale in the Shasta County MLS. You could buy them ALL for for $159,363,817.00. And that would get you the 15 (really nice) homes listed for over a million dollars. But only up to 3 million, because that’s as high as we go. I’m guessing the pay down there in Woodside must be slightly higher than the pay in Shasta County. Sweet property tax revenue for San Mateo County, too. I bet they aren’t cashing in their aluminum cans to re-open a fire hall. Congratulations to their real estate agents too, who must be trying hard not to full-on-happy-dance in front of their clients.
More on the Brigadoon Castle sale
RS reporter David Benda did some digging into the past of the Brigadoon Castle. The unique foreclosure home first featured in my prior post. David interviewed a former owner, and it was a bittersweet tale.
Now, the castle/home is ready for its next chapter. What will it be?
“Brigadoon Castle” in Igo sells for $491K. Photo tour.
We had been waiting to see what this fascinating castle-influenced foreclosure home ultimately sold for, and this week it closed escrow for $491,000.
Back when it had been listed for $1.7M, the agent described it thus:
“Tudor style castle was extensively renovated in 1996.Features lath and plaster interior walls, exquisite woodwork throughout. 3 story tower marks the impressive entry. The Great Hall has 30′ceilings with exposed scissor beams. 3 fireplaces built of Utah brick. Gourmet kitchen, Italian red marble counters. Sub-Zero refrigerator. 1200 sq.ft.Guest cottage. Year round stream. Beautiful stream.”
It really was beautiful. But it had been caught up in what seems to have been a ponzi scheme elsewhere, and then stripped in foreclosure. Now just a shell of its former loveliness. I had inquiries about it from as far as Great Britain. We showed it a few times, but ultimately our clients passed up on restoring this big project. Somebody bought it though. Click on either image for larger images of Brigadoon Castle in Igo that I took while showing it.

22800 Riverview Cottonwood 96022 $527,000 Commanding view of the Sacramento River…
…and the mountains beyond. Great photos here of this truly unique view property. If the Northstate was a coastal community, Sacramento River views would be our beachfront real estate. That’s why you often see riverfront real estate around here starting with half-million dollar price tags. But many of those properties merely glimpse our glorious river. This one sits on a bluff looking out over an expanse of the water north to Mt Shasta.
It’s also a fabulous home. We had the pleasure of showing it to a client recently. It wasn’t the perfect fit for our buyer, but all agreed this is an extraordinary home. It’s also in a gated community. And it’s also adjacent to a terrific boat launch near a famous major fishing hole.
Realtors Craig and Carol of Coldwell Banker are representing the seller. They write:
“Amazing River, Mt. Shasta & Lassen Range Views! This newly remodeled Tuscany Style home is truly a rare find! Incredible hardwood floors are found in the gourmet granite kitchen & through out the dining areas. Romantic master suite offers a beautiful granite & tile bath along w/a veranda to take in the views! Area offers Boat Launch, Pool, 3000′ Private Airport, Equestrienne, 108 Acre Lake”
Yeah we didn’t mention the lakes, the swimming pool, and the equestrian facilities that come along with the home. We focused on the view. There are some exceptional photographs of this Sacramento River Luxury view home at the link. Well worth a look. And don’t hesitate to call if you think this home might be your perfect fit. We can get you past the gate for a look.

Luxury home has a big budget creative tour video
For $35M “she has to do more than schedule an open house and bake cookies to attract a buyer.” How about a free iPad just for looking at the home? We’re told this lovely home is in Malibu. I would love to do a creative video something like this for one of my listings. Maybe for you?
It’s still for sale if you just have to have it. We’d love to sell it.

The most beautiful home for sale around here?
Beauty is in the eye of the beholder, but no question this is one of the most beautifully photographed homes we’ve seen recently.

Gorgeous by any standard. The 35 supplied full-sized images of this Tahoe Style Shingletown home reveal incredible detail and aesthetic appreciation. It’s also among the largest homes ever listed for sale in our MLS as a 5780 sqft 4/4 on 3 acres. Representing the seller is agent Charlie Kramm of Platinum Properties. He writes of it:
“ABSOLUTELY STUNNING custom log home located on 3 beautiful acres. Incredible architecture throughout, top of the line features, radiant floors, wrap around composite deck, observatory, views from every room, great room, media/bonus room, 1200sq ft garage, custom wet bar, finished walk in basement with full kitchen & bath. Close to fishing, hiking, CC skiing, & adjacent to Sierra Pacific land.”
Although it isn’t mentioned, we think you should be aware that this is a short sale, which is to say the list price is less than what is owed the lender. Offered at $104 per sqft, it’s a price that seems to us you could not duplicate if you were trying to build it new. Not even close. There are no guarantees that the lender will accept an offer at list price, but if you are interested in such a home as this, it seems worth a try. If successful, the buyer will be getting an awesome bargain. The seller has requested showings by appointment only, so call us if you’d like to see it, and we can arrange it for you.

As always, you can find a complete list of short sale and other distress sale homes for sale around here at http://ReddingForeclosures.info
EDIT: I just re-read this and realized I never mentioned the price. The old saying is if you have to ask, you can’t afford it, but that may not be true here. They are only asking $599K.
17590 Grey Fawn Lakehead (OBrien) 96051 $1.6M invested Now $700,000
“Architect’s own magnificent retreat influenced by ‘Frank Lloyd Wright Prairie House Design’. Rustic elegance combined best-of-the-best amenities thru-out, dramatic open floor plan overlooking spectacular views of Lake Shasta & beyond, incredible detail & craftsmanship within Main House & Guest House/Studio, large gourmet island kitchen, wine cellar, no expense spared!”
So writes listing agent Alysia Jantzer of Coldwell Banker. This OBrien Mountain home looks pretty fabulous. It had been listed a for $1.2M for about a year. Yesterday we were informed that the seller had invested $1.6m into it, and that it is now listed as a short sale at less than half that.

Enough exterior heating shown to make Doug Craig relinquish all his remaining hope. It’s listed as a 2008 built 3/4 of about 3140 sqft on 5.8 acres. There are a great many more photos of this OBrien Mountain Estates architect’s home at the link. Well worth a look. Call upon us if you have an interest. We can arrange a showing. Call (530) 244 7603
This has to be one of the most expensive short sales we’ve seen. Where else can you buy an item at a $900,000.00 discount off cost?

Where are the REALLY really big local homes?
Blogger Marc Beaucahmp sent me a note:
“Reading this fascinating WSJ feature…
http://online.wsj.com/article/SB10001424052970203889904577201043455977600.html?mod=WSJ_hp_mostpop_read
…made me wonder: What’s the biggest residence in Shasta County? The biggest one now on the market?”
Fascinating question. Be sure to check out the article at the link. REALLY really big homes that are being built to house princely hedgefund managers and software moguls with mega-egos tend to be in the 50,000 sqft range. I don’t know of anything that large or luxurious that around here. Anyone else know of anything?
A few posts ago, we looked at the Top 10 most expensive homes around Redding, with only somewhat tongue-in-cheek hopes of enticing a new Facebook owner to look, or even their spinoffs, like newly enriched massage therapists or whatever. We did find this “pretty darn big house” on OBrien Mountain which qualifies for Marc’s “biggest one now on the market,” at 16,050 sqft. with 24 bedrooms and 25 bathrooms. Priced at $3.8M it hardly seems in the same league as the homes mentioned in the article.
As for the biggest one not for sale, a quick search of our MLS reveals an alarming number of real estate agents can’t count their zeros when entering square footage data. Not encouraging. Dozens of errors, but the only legitimate thing I found in there rivaling the Obrien home size was a Ranch Home in Hyampom of about 16,714 sqft, a 16/16 on 169 acres. Last offered for $1.995M in 2009.
We know of a few nice local homes that look rather palatial from Google Earth. Here are a few:
Provided I’m looking at the right house in tax records, this lovely home on the Sacramento River is about 10,712 sqft.

This home with a helipad in the Happy Valley area looks mighty nice. Not sure how big it is.

This home in Tierra Heights always seemed pretty big to me from the ground. If I have it right, records say it’s a 6,292 sqft 3/4 on 3.8 acres.

This one is for sale for $5.49M. The 5,600 sqft 5/5 house looks nice from the air, but also it sits on 717 acres, which affords one some privacy, shall we say.

This home in Redding sits at the end of a private street. If I have it right, tax records say it’s a 6,979 sqft 4/4. Nice setting.

This one in West Redding is for sale for $1.4M. We love this house. It’s a 6000 sqft 5/6.

This big home overlooking the river in Redding is pretty visible from much of the river trail. It’s a 6378 sqft 4/3, if I have it right.

Here’s another one quite visible from the river trail in Redding. Not sure how big.

Again, anyone else know of some truly large homes, worthy of a modern Prince?
