Shouldn’t your home look this good online?

What luxury home sellers spend to sell their homes

The California Association of Realtors conducted a survey of home luxury home buyers and sellers. 730 online surveys were received in November 2013. Respondents are luxury clients who purchased or sold a home for over one million dollars. We have some interesting results we’ll be sharing here.
Luxury1We would need a heck of a hilltop to have a view of the ocean from Redding. But we do offer homes that view the Sacramento River, which is our local equivalent to an ocean view.

Luxury2The median amount that sellers spent on a photographer was 300 dollars. The median amount that sellers spent on a videographer was 250 dollars. The median amount that sellers spent on a designer was 500 dollars.

Interesting to know. We’ve been offering our photo and video services in the Redding area for only $95. Locally, our photography and videography is second to none. We may need to raise our prices.

Luxury3
We have always maintained that being listed in the Shasta MLS is the very best way to get your home sold in our region. These results only confirm that opinion.

We offer full service listing in the MLS starting at just $495. Sellers can pick from our menu of options. We also offer a traditional all-inclusive package that covers full services for a straight percentage of sale price at close of escrow. We think sellers should have choices. No matter what options you pick with The Address Realty, you’ll get top notch services.

(Drumroll please) And now for #10. Which was somewhat ironically a foreclosure we featured on our Foreclosure Deal of the Day blog, back in November of 2013. Back then, we wrote of it:

Because you deserve to own 1.5 square miles of planet earth in a lovely natural setting with a fabulous home. Barry Bonds’ home gets a price drop

Cut to the bone. Now just $23.5M, down from $25M. From Zillow.
BarryBonds1Obviously this isn’t around here. But Barry is well known to Reddingites and Shasta Countyans, and it is in California. Sounds nice:

“Like Bonds, the home has a presence, sprawling more than 17,000 square feet on a 1.85-acre lot. A circular motor court leads to the Italian-style home’s entrance. An ornate entryway opens with 30-foot ceilings and hand-painted Trompe L’oeil murals. Venetian plaster walls and imported limestone and Italian Travertine flooring continue into the main living areas.
Among the home’s features: a 12-person theater, “commercial-grade” gym and a full spa, which includes ‘steam sauna and tanning salon … a hydrotherapy tub and Swedish full-body therapy rooms.’
Outside there isn’t a baseball diamond, but a 2,100-square-foot sports court, pool and loggia with outdoor kitchen. A two-story guesthouse rounds out the rest of the grounds”

Let me know if you have interest. I’d love to help you buy it.

$10.25M Estate Home for sale In Redding

Local blogger Marc Beauchamp pointed this one out. It’s a beauty.
Located on ironically named Poverty Hollow Road, no less.
And if that name rings no bells for you locals, it’s because this home is in Redding Connecticut.
206 Poverty Hollow
From the Zillow listing: Price $10,250,000.00
Bedrooms: 6
Bathrooms: 7.5
8,522 sq ft
5.51 acres.
Built: 1907
Last Sold: Sep 2004 for $2,900,000
So, it’s gone up a bit in price over the last decade. (253% according to Zillow, chart below)
But then, it went up a similar amount the decade before that. (241%) So there’s precedence.
206 Poverty Hollow chart
Rather breathtaking to imagine if our local real estate prices had seen such appreciation.
Perhaps real estate agents in our sister city of Redding could offer some tips?
Click on either image to go to the full listing on Zillow.
I’ve written about Redding Connecticut real estate before. You can check what’s sold recently at the real estate section of the Daily Voice. Or, at the Redding Pilot.
Hey, imagine Redding with a population about the same as Shasta Lake City has 2 local newspapers.
Again, our sister city may have much to teach us.
