New home construction in Highland Park in Redding
I received a note from fellow Realtor Tom Papac today about a couple new starts in Highland Park. Tom is with Coldwell Banker and is representing the builder/seller of these homes.

“Just started in Highland Park on lot 21 a 2408sf plan 4 bedroom, 2.5 baths, 3-car garage and lot 29 a 2000sf plan also with 4 bedrooms, 2 baths and a 3-car garage. Buyers can pick out their own amenities and colors right now!”

Now, new homes in Buckeye Pines ~ only $186,900
Re-Post. Back in June when this first ran, they were asking a hopeful $209K. Get ‘em for less now! Ne home builders are really getting aggressive on pricing.
It was really pleasing to see tradesmen at work at the new Buckeye Pines subdivision.

Located on the way to Lake Shasta on Lake Boulevard, the original project was started years ago, but stalled in the housing value decline. A decline now seemingly over with.

The past several years have seen little new local construction. It’s a good feeling to see local builders at work again.


New homes are so much more energy efficient and well built than older homes. It can really pay off over the long term.

Homes start at an affordable $169,800 for a 3 bedroom, 2.5 bathroom model. This is the large development you can see just south of Bethel Church in Redding.

Locally, new built homes look better all the time
Shifting market conditions are starting to make new homes much more attractive to home buyers than in recent years. Historic low inventory combined with upward price pressure on existing inventory means that it’s time to take a second look at new construction. At Silver Gate for instance, 3 really nice new 3/2 homes are less than $190,000 in Anderson. According to the mortgage calculator at the link, an FHA loan with 3.5% down and at 4% interest rate yields a $879 per month principal and interest payment. Of course, you may not get that rate or loan, but it can be seen as a ballpark figure. And as such, it would seem you could buy NEW for just about what you might pay in rent.
Listed for sale by Sam Yount of Banner Realty, its a 1421 sqft 3/2 on just over a 1/4 acre lot. It has fire sprinklers too, an awesome safety feature that also saves on insurance costs. Plus a one year warranty on everything.Spend a day out looking at the diminishing inventory of stinky foreclosures and beat up short sales, and you may want to consider the advantages of buying new.

Builder blowout at Highland Park
Times must be tough indeed for new home builders. Well no point in dwelling on it. Blow them out and move on. Here are 4 spanking new homes being sharply reduced to the bone, from the builder boys (and girls) at Palomar. Big drops by any standard. Jeb Allen always seems to keep a crew working even if he isn’t making a buck. Somebody needs to do it. Anyway, thanks Jeb. Meanwhile somebody is getting a smokin’ deal on these 4.
there’s nothing like new

609 Grants Pass is a 1618 sqft 3/2. It had been $259,800, but now is being blown out at $238,900, at $21K drop. Profit margin? Who needs that? We have homes to build.

772 Grants Pass is a big 2068 sqft 4/2. It had been $329,800, but is being pushed out at $289,800, a drop of $40K. It only hurts when you think about it. So don’t.

632 Durango is an even bigger 2118 sqft 4/2. It had been a hopeful $332,800, but capitulation says now it’s $294,800. At least the subs got paid.

667 Mill Valley is our favorite of the bunch. Had been $358,800, but now it’s less, at $318,800, a swift $40K kick to the groin. It’s a 1908 sqft 4/2. We took some more photos of this one, because we liked it so much.

Look for yourself. The very newest homes Palomar is building at Highland Park are really worth seeing. Jeb Allen asked me to take some images of the interiors of a couple of the newest ones for their marketing. I expected much, but these interiors really raise the bar. These are the interiors of two of the homes. Click on the image to expand.
Earlier I posted images of this subdivision in Redding under construction. There are some good mountain views. The home with the kitchen I really like has a good view of Mt Shasta, although yesterday was cloudy. Call us up if you want to see any of these homes.
