We recently helped Carol take advantage of her Veteran’s Benefits in the form of a VA loan used to purchase a bank owned foreclosure. This type of sale can be tricky to negotiate, since bank/sellers are seldom willing to do any repairs, while the VA loan requires that the home be brought to high standard of condition. In this case, we were able to help her negotiate with the bank for a complete new HVAC (heating and air conditioning system) paid for by the seller as a condition of purchase. Use a Self Directed IRA to buy rental income property
Do you believe that what’s happening in Cyprus can’t happen here? That they can’t arbitrarily take your savings from a bank to fund the deficit? The “haircut” proposed for trusting Cypriot savers may be limited to the Eurozone. Or not. But you can’t help wondering if it might be better to own real property, real estate for instance, over having some ephemeral financial instrument investment in which to put your nest egg. If so, you might consider using a Self Directed IRA (SDIRA).
In short, you use a trust to handle the funds. Your investment property is selected by you, but it must be held/used “at arms length.” So you can’t rent to yourself, or a relative, or your business. We’ve helped investors successfully use this strategy to diversify their retirement money into real property. And rental income property is starting to look very attractive. Can a government take 15% of a real object? I don’t know, and neither do you. But it has to be much easier for them to electronically give your savings funds a “haircut” in some monetary financial instrument.

Redding area home sales up in Feburary
Here’s a chart we like to run. The bars show housing inventory. Local home sales jumped up by about 24 homes for the month, for a total of 187.

we are still constrained by lack of inventory. If you know anyone selling, there is high demand for homes in and around Redding and Shasta County. Sellers have much better leverage than any time in recent memory.

You may see other numbers published elsewhere. This is simply our own brokerage look at home sales and inventory extending from about Shingletown to Whiskeytown, and from Lakehead to Lake California, which is actually in Tehama County. This is our general area of interest and where most of the real estate transactions take place in our MLS.

Here’s a brief tour video of 6.29 acres in the tall pines overlooking a vineyard. There’s a cabin and a 5th wheel and all utilities in place.
The original older small home on the property fell into disrepair, and the seller moved into a 5th wheel travel trailer under a metal ramada. The seller also built a small cabin and some other outbuildings without getting building permits, so no FHA financing. Owner may carry with a substantial down. Good water well. Septic, power, landline, highspeed internet. The property sits on the border of Lassen Peak winery vineyard to the north and may be in the proposed Inwood winery appellation. There is a seasonal creek on the east edge. One corner of the property has a filtered view of the Valley and the Trinity Alps beyond to the west.

There is a lovely potential homesite on a slight rise to the rear of the property that would look out over the vineyards to the north. The property has many large Cedars, Ponderosa Pines, and Oak trees. It’s very private.

Sometimes you will hear the phrase “below” or “above” the typical snowline when describing Shingletown properties and microclimates. This home is said to straddle the snowline. The property is fenced, and there’s a gate. There was once a small horse ranch here that had as many as 25 animals at a time. The soil is all rich loam, with the volcanic native soil amended by years of organic material.

It’s very near to Black Butte School (K-8), and is in the district of highly regarded Foothill High School. Birds sing and the wind whistles gently through the trees of this unique parcel. It would be great as-is for a Summer getaway home, or you could use the structures in place to live in while building a dream chalet that takes full advantage of this great site.
We went to Congress to get our buyer a home
Our buyer put in an offer on a Freddie Mac foreclosure home listed for sale in Shasta Lake City. After submitting the offer, we were informed the home was being pulled off the market and sold to an investor in a bulk sale. I found this astonishing, with our local housing market so short on homes for sale. This was late last year so I complained to Congressman Herger, who has since left office. His staffer, Rachel Alexander, made some inquiries to the FHFA, which oversees Freddie Mac. Long story short: the home was released for sale, and our first time homebuyer is now a happy homeowner.
