Boom! April another big month for Redding area home sales

Even bigger than March. 253 homes sold in the greater Shasta County region in April.

As seen above, inventory climbed. But sales kept pace, and as a result, the inventory of homes for sale in Redding and greater Shasta County is still a bit low. Good for sellers.April 2015 Sales NumbersLook at sold listings for 2015. January and February were quite slow, but March and April have been brisk. We felt it. It’s good to be busy!

As usual, our caveat that you will see different numbers posted elsewhere. We use statistics derived from the Shasta MLS in a range that represents our main marketplace. Roughly from Shingletown to Whiskeytown, and from Lakehead to Lake California.

Dramatically, as in 228 Redding area homes sold in March versus only 136 in February.

We attended Region 2 Education Day last week for the California Association of Realtors. Seen below, an economist spoke and showed some slides of interest.

So the number of homes on the market has actually been in decline. If you are thinking of selling, this would be a good time. Your home will stand out better.
Feb2015StatisticsMeanwhile, check out the Median Sale Price from February 2015. That $215,000 sale price is up over 20% above the 2014 price of $179,000. If you need to sell, prices are up.

Hm. Redding area home sales are down again this month. So inventory is up a bit.
Feb2015CSalesNumbersIt didn’t feel that way here. February was very busy for us. One Redding house we put up for sale got 5 offers the first weekend. That intuitive feel is contradicted by the actual numbers.

Feb2015CSalesChartMedian price was up substantially, and so perhaps the slower home sales in the Shasta County region inevitably follows. We’ll look more closely at that factor in the next post.

I can’t vouch 100% for their accuracy, but their statistical data is always worth considering. They have an interesting home value overview page, and here are a few of the charts you’ll see there. It’s worth a look if you are interested in northstate home prices and trends.

Januaey 2015 Zillow2Consumers seem to love Zillow. Longtime agents, not so much. The site has become a popular place to go for home searches. For home sellers, you need to be aware that a low “Zestimate” can affect buyer perception. If home prices were based on statistical data alone, a lot of things would be easier. In the real world, there are literally hundreds more factors at work that impact real estate prices. Still, their trend charts are interesting to consider.

We felt it. The numbers prove it. Only 143 homes sold last month around here. The lowest number in 2 years.

As promised last post, here are market trend charts for November. Nothing really stands out. About what we expected. List prices are up.
November 2014 Market trendsBelow, we see the median home sale price in November was up to around $206,000. That’s up a bit from November last year. And year to date, median home price is up over 10%. Good for sellers.

To be sure, it’s very early in the month for statistics. And November home sales in the northstate are typically lower, due to our normal seasonal cycle. But it’s notable.
November2014SalesChartSo what stands out in the above chart is the inventory bar. Almost 9 months of inventory at our current sales pace. Buyers find more housing inventory, theoretically. If only because there are fewer buyers. Below, the numbers behind the chart.
